This week in real estate I wanted to talk to you about 3 things you need to worry about when you're considering the instant offers that you see popping up all over town.
The first thing that you want to consider is, that if it sounds too good to be true, then it is. What's the catch? The catch is is that most of the time you're going to end up with ten to twenty percent less for your home then you would if you put it on an open market with a Realtor. There ares several reasons for that but most of all that you're getting more demand for your home when you're out on the free market.
The second thing is that the negotiated price doesn't end with the offer that they give you. Then come maintenance fees and things that they wanted to have done on the home.
The last thing is that they're not really working on your side. This is the most important reason. You're going into this without representation. The instant offer companies have their loyalty to the investors they have to deal with them on a constant basis and provide them with good deals. You're essentially going into this unrepresented and don't know whether you're getting a good value or not. Another thing to consider is that if you don't reach an agreement on a price for your home that these instant offer companies will sell your information to real estate agents. Then you're going to getting phone calls and solicitations every single day to sell your home.
The best thing is if you're going to consider an instant offer, just talk to them without giving out too much information. Then sit down with your local realtor and see what they can do for you, tell you a little bit about the market for your particular home and and see how to maximize the value of your property. Don't lose extra money instantly!
